Apartment Clearance in Dubai: A Room-by-Room Checklist

Clearing an apartment for handover is mostly a sequencing problem. Done in the right order it is straightforward. Done in the wrong order you end up paying for a second pickup two days before you fly.
The photo above is what the end state looks like: a cleared corner, nothing left behind, ready for inspection.
Start Two Weeks Out, Not Two Days
The single most useful thing you can do is walk the whole apartment two weeks before handover with a notepad and decide, room by room, what is leaving. Not moving it — just deciding. Everything after that is execution.
Room by Room
Bedrooms
- Bed frame, mattress and any mattress topper
- Wardrobes and chests of drawers — empty them fully first
- Bedside tables, mirrors, curtains and curtain rails if they are yours
- Check the top shelf of every wardrobe
Living Room
- Sofas, armchairs, coffee and side tables
- TV, TV unit, and any wall bracket
- Rugs, floor lamps, shelving units
- Anything behind or under the sofa
Kitchen
- Any appliance you bought — washing machine, fridge, microwave, oven if it is not the landlord's
- Cookware, crockery and small electricals
- The cupboard above the fridge, which nobody checks
- Under-sink cleaning products — these are not junk removal items, dispose of chemicals separately
Bathrooms
- Shelving units, laundry baskets, bath mats
- Mirror cabinets if you installed them
- Behind the door and inside the cistern housing
Balcony and Storeroom
These two are where handover inspections go wrong. Balcony furniture, planters, drying racks, bicycles, suitcases, boxes that went in on move-in day and were never opened again. Check both before you book, not after.
The Forgotten Spots
- The top of the kitchen cabinets
- The maid's room, if the apartment has one
- The utility cupboard housing the water heater
- Under every bed
- The parking space — bikes, tyres, boxes
Book the Pickup Correctly
Bring everything into one or two rooms before the crew arrives. A clearance where items are gathered runs materially faster than one where the crew is walking between five rooms, and faster means cheaper.
Then send one set of photos showing the gathered items, your building and floor, and your handover date. Published ranges for apartment clearance in Dubai run AED 500–1,500 depending on volume and access.
If you are handing back a property on a deadline, see our property cleanout service.
